Boston Real Estate Solutions, LLC acquires properties by utilizing private capital from our clients. This system of bypassing traditional lending practices allows us to close transactions very quickly and provide our investors with excellent returns.

How does the Private Lending Program work?

  1. First, BRES identifies a property that fits within very specific acquisition criteria and has passed our rigorous due diligence process.
  2. Second, the private lender makes a loan to BRES to acquire and renovate the property. The private lender gets a mortgage on the property, thereby securing their legal interest in the property and securing their investment. The maximum Loan-To-Value (LTV) ratios on these loans are 75%; significantly more conservative than the loans banks and mortgage companies make. By keeping the LTV’s well below 75%, BRES keeps your investment safe from unforeseen things that may happen. For instance, if a property is worth $100,000 our private lenders will never lend more than $75,000 on the property. There is a 25% safety net just in case we face unexpected challenges with the property.
  3. Lastly, the property is renovated and resold for a profit. The private lenders are the first to get paid off with interest.
